Start with your activity and property

Using a home address is not one yes-or-no question. Consider your entity type, what work you will do at home, the property’s conditions and the address requirements that apply to the business. Registering an address and obtaining permission to carry out an activity are separate checks.

For small-scale home-office activity, HDB and URA publish Home Office Scheme guidance. Read the conditions relevant to your property before relying on a home address.

HDB and private homes

HDB’s scheme permits small-scale administrative office use in an eligible flat, subject to its conditions. The home must remain residential, and the business must not create problems for neighbours. HDB provides a registration route for the scheme.

URA publishes the corresponding Home Office Scheme guidance for private residential property. Its guidance says that a non-owner needs the owner’s written consent before registering for home-office use.

Address privacy and practical contact

Consider which address details you are comfortable using on company documents, invoices and public-facing business pages. Do not assume a registration service can conceal every residential detail you must provide to an authority.

Also consider how official notices will reach the responsible person. If you travel, move house or share the property with others, have a dependable process rather than assuming important correspondence will be noticed.

When a separate registered address can help

A separate address may be useful when you want a consistent administrative contact point while working elsewhere. It can also avoid having to change that contact point every time you change where you live.

The service still needs to fit your entity and intended use. Ask about the actual operator, eligibility, official notices and any restrictions. A separate registered address is not a substitute for permissions needed for the work you carry out at home.

A short decision checklist

  • Describe the work you will actually perform at the premises.
  • Check the current HDB or URA conditions and the property owner’s consent.
  • Confirm your entity’s address requirements with ACRA or your adviser.
  • Decide where ordinary business correspondence should go.
  • Arrange how you will receive official notices and keep details current.
